The new development delivered a
nine-storey office scheme, offering approximately 7,250 m² of B1 office space.
Designed with flexibility in mind, the building was capable of being let as a
single tenancy, on a floor-by-floor basis, or as subdivided part-floor units.
The scheme also included two basement levels, providing car, motorcycle, and
cycle parking facilities.
Cooper Homewood were responsible for
the mechanical, electrical, and public health (MEP) design, which contributed
significantly to the building achieving a BREEAM ‘Excellent’ rating. The
building featured a fully comfort-cooled environment through a high-efficiency
variable refrigerant flow (VRF) system.
A clean and uncluttered ceiling
aesthetic was achieved by returning air through the surrounds of the light
fittings, reducing the need for additional ceiling grilles. The ventilation
design incorporated high-efficiency heat recovery units to ensure low-energy
operation and excellent internal air quality.
